“The group is inviting all land owners and real estate agents to make offer for land in strategic locations in Klang Valley area for development

We are looking for new landbank to replenish our landbank supply for our Property Development Division future development.

Please find our land landbank requirements as follows to make it easier for the landowners to prepare documents for discussion. Please be informed that this information is used as a guideline only.

Location Size Type Category Restrictions
  • Focus on Klang valley
  • Near to our previous projects in Semenyih, Bangi, Bandar Baru Salak Tinggi, Shah Alam, Petaling Jaya and Kelana Jaya
  • 15-30 acres at outskirt of KV centre.
  • Less than 5 acre in the centre of KV.
  • More than 30 acres only for JVA.
  • Freehold.
  • Leasehold ≥ 75 years.
  • Other than the above only JVA can be considered.
  • Building type is more preferred.
  • Agriculture or any other types can be accepted subject to management approvals.
  • Only acceptable land restrictions.
  • Other restriction can be accepted subject to management approvals.
  • Standard Land Checklist
    A. Land Matters
    1. Private Land
    1. Location plan of the described land (standard sheet plan).
    2. Short land report describing the land location and the surrounding environment.
    3. Copy of title indicating title number, lot number, property address, land use, land area and registered landowner.
    4. Copy of the Certified Plan (if any).
    5. Copy of latest land search certificate (if any).
    6. Land amalgamation application letter if the landowner currently in the process of applying for land amalgamation.
    7. Land conversion application letter if the landowner currently in the process of applying for land conversion.
    8. Conversion approval letter if the land conversion has been approved by the authority.
    9. Form 5A indicating the land premium notice.
    10. Receipt that showed the new land premium has been paid by landowner.
    1. Alienated Land
    1. Letter from authority that indicated the land has been alienated to the owner.
    2. Planning restrictions/requirements/limitations.
    3. Receipt that showed land premium has been paid by landowner.
    4. Any supporting letter to show proof that the owner is currently applying for the extension of time for the land premium payment (if the premium payment has lapsed and the payment is not yet made).
    5. Layout plan that has been approved by the local authority and attached with the approval letter.
    B. Planning (Local Authority)
    1. Land zoning (residential, industrial, commercial and agricultural).
    2. Type of development that is allowed by local authority for this land.
    3. Plot ratio of the land allowed by the local authority.
    4. Copy of zoning plan from local authority.
    5. Copy of the EIA report (if any).
    6. Copy of contour plan (if any).
    7. Copy of development order letter from the local authority.
    8. Copy of approved layout from the local authority (if any).
    9. Copy of approved pre-comp plan from the local authority (if any).
    10. Copy of the approved building plan (if any).
    C. Other Information
    1. Short report that summarizing the accessibility to the land (highway, main road, type), access route to the land, current land physical condition, nearest township and current facilities and services provided nearby the area.
    2. Current market value for other type of property nearby the land
    3. Copy of LCP (Laporan Cadangan Pembangunan)
    4. Utility connection points (water, electricity, telephone and sewerage)
    5. Main water discharge points.
    6. Complete copy of JV agreement if the proposed land development involves others parties or the landowner has previously signed a JV agreement with other developer.
    7. Complete information of company (Form 9, Form 24, Form 49) if the land registered to a company. Details of the shareholders if the shareholder of the landowner is also a company.
    D. Marketing Information (if any)
    1. Proposed development planning and the number of units.
    2. Type of product and indicative build-up area
    3. Price expected from each type of product.
    4. Project feasibility and surrounding market report.
    5. Current market price of surrounding properties.
    E. Other Studies (if any)
    1. Traffic impact study.
    2. Slope treatment study.
    3. Soil test.
    4. Land valuation report.
